5 Tips To Help You Find Your Dream House!

Thinking of buying a new home? There are a few things every potential home buyer should know before beginning your search!

1) Check Out The Neighborhood. This may sound like a standard request, but many people move into a neighborhood only to find that weekends bring extra traffic, nights bring loud parties and that the 5:13 train makes the whole street quake like the San Andreas Fault! Visit the neighborhood at different times during the day and approach a neighbor or two with questions. If you don't investigate, your new house may not be the dream home you wished for!

2) Consider Curb Appeal. Not everything about a fixer-upper can be fixed. Consider your potential new home's curb appeal...is part of the yard in a low lying-area that may cause flooding in the rainy season? Brick homes are beautiful and easy to care for unless you live in an earthquake-prone area. Storm drains in front of your home can cause litter and leaves to collect in front of your home. By taking stock of the things you CAN change and the things you CAN'T, you stand a better chance of ending up with a home that is easy to care for and easy on the eyes!

3) Study the Size and Floor Plan. Have you been dreaming of that perfect home, complete with a picket fence, for years? Now that you are buying a home, it's time to make that dream come true--but is that dream home truly practical? The larger the home, the larger the heating bill. Small, cramped homes can be hard to keep cool in summer. Hidden storage areas are nice to have but also harder to keep clean. And hallways or stairways that double for mazes can make getting to a small child or older person in need more difficult. Studying the size and floor plan of your potential home and anticipating any issues that may arise can help you keep your blood pressure down!

4) Location, Location, Location. You've heard it many, many times--because it's true! The location of your potential home will affect your family greatly. What is the school system like? Will your family be using or drinking city water or well water? Are the county taxes high? Are you close to an airport or trainyard? All of these issues should be taken into consideration before you buy your home. After all, you can change alot about a home, but not where it's located!

5) Pick The Right Agent. If you have your eye on a particular area, you should find an agent that specializes in that area. Most agents have a "specialty" area, a particular area of the map that they know so well they are practically experts. They know the history of a neighborhood, understand the garbage schedule and bus routes, and are experienced with the school systems. Would you ask the tickets booth attendant to show you around a museum or would you ask the tour guide?

You'll be living in a home for at least a few years, so be wise about the home you select. Life is indeed in the details. If you don't do your homework, you may end up in a home that needs alot more work than you expected!
