5 Tips To Help You Find Your Dream House!

Thinking of buying a new home? There are a few things every potential home buyer should know before beginning your search!

1) Check Out The Neighborhood. This may sound like a standard request, but many people move into a neighborhood only to find that weekends bring extra traffic, nights bring loud parties and that the 5:13 train makes the whole street quake like the San Andreas Fault! Visit the neighborhood at different times during the day and approach a neighbor or two with questions. If you don't investigate, your new house may not be the dream home you wished for!

2) Consider Curb Appeal. Not everything about a fixer-upper can be fixed. Consider your potential new home's curb appeal...is part of the yard in a low lying-area that may cause flooding in the rainy season? Brick homes are beautiful and easy to care for unless you live in an earthquake-prone area. Storm drains in front of your home can cause litter and leaves to collect in front of your home. By taking stock of the things you CAN change and the things you CAN'T, you stand a better chance of ending up with a home that is easy to care for and easy on the eyes!

3) Study the Size and Floor Plan. Have you been dreaming of that perfect home, complete with a picket fence, for years? Now that you are buying a home, it's time to make that dream come true--but is that dream home truly practical? The larger the home, the larger the heating bill. Small, cramped homes can be hard to keep cool in summer. Hidden storage areas are nice to have but also harder to keep clean. And hallways or stairways that double for mazes can make getting to a small child or older person in need more difficult. Studying the size and floor plan of your potential home and anticipating any issues that may arise can help you keep your blood pressure down!

4) Location, Location, Location. You've heard it many, many times--because it's true! The location of your potential home will affect your family greatly. What is the school system like? Will your family be using or drinking city water or well water? Are the county taxes high? Are you close to an airport or trainyard? All of these issues should be taken into consideration before you buy your home. After all, you can change alot about a home, but not where it's located!

5) Pick The Right Agent. If you have your eye on a particular area, you should find an agent that specializes in that area. Most agents have a "specialty" area, a particular area of the map that they know so well they are practically experts. They know the history of a neighborhood, understand the garbage schedule and bus routes, and are experienced with the school systems. Would you ask the tickets booth attendant to show you around a museum or would you ask the tour guide?

You'll be living in a home for at least a few years, so be wise about the home you select. Life is indeed in the details. If you don't do your homework, you may end up in a home that needs alot more work than you expected!
The agents of The Lake Resort Properties know Vass, Cameron and Woodlake so well you'd swear they should run for city council. Let them help you find a home in this quiet and wonderful corner of the map! Call The Lake Resort Properties TODAY: 910-245-8683

5 Tips That Will Invite A Potential Buyer To Make YOUR House Their Home Sweet Home!

We know your home is beautiful and that you love it, but want to sell it for one reason or another. We also know that every home listed for sale must invite potential buyers. Here are 5 things you can do to make your home more inviting:
1) Make the place less familiar. Remove ALL family photos. While you love that picture of Timmy swinging from a tree in the backyard, buyers want to "picture" themselves in your home!
2) Life is in the details. Fix the small things, like peeling wallpaper and make sure that you have knobs on all cabinets and doors. Potential buyers DO notice these things and sometimes the little things can cost you a sale!
3) Create some ambience. Bake an apple pie or light some candles. Inviting scents and warm lighting can make all the difference!
4) Create wide open spaces! Declutter your home...yes, even the cute knick-knacks or expensive bric-a-brac. Clutter can make a home look smaller!
5) Work from the outside in. Plant flowers beds, keep the yard neat, and clean out the garage. Don't rely on a buyer getting to know your home's inner beauty--the messy exterior may keep them from getting too far up the driveway!
While these 5 tips will definitely help, NOTHING compares to getting a good listing agent. They can be your partner and your secret weapon in getting your home sold.

Help Our Soldiers Phone Home With "Cell Phones For Soldiers"

More than 150,000 troops are serving overseas and are away from their families. Cell Phones for Soldiers, and THE LAKE RESORT PROPERTIES are calling on all Americans to support for these brave men and women by donating your unused cell phones. Cell Phones for Soldiers hopes to collect over 50,000 cell phones this year to help keep troops connected with their families.
“Over the past few years, we have been amazed by the generosity of others. But, we have also seen the need to support our troops continue.” says Brittany Bergquist, Cell Phones for Soldiers co-founder. “It is easy for Americans to make a small sacrifice of support by donating their unused cell phones, and providing families with a much-needed connection to their loved ones overseas.”
Local residents can support the collection drive by donating their phones at The Lake Resort Properties located at: 2480 LOBELIA RD, VASS NC 28394 (910)245-8683. “We’re proud to show our support for U.S. soldiers, and to contribute to a worthy cause like Cell Phones for Soliders,” says JIM HORNE
Cell Phones for Soldiers was founded by teenagers Robbie and Brittany Bergquist from Norwell, Mass., with $21 of their own money. Since then, the registered 501c3 non-profit organization has raised almost $1 million in donations and distributed more than 500,000 prepaid calling cards to soldiers serving overseas.
“We are continuously overwhelmed by the enthusiastic support of thousands of Americans who have helped our troops speak with their loved ones,” says the teens’ father, Bob Bergquist. “However, the need for support keeps growing as more soldiers are sent to the Middle East or are asked to serve extended tours of duty.”
Through increased fundraising efforts, the Bergquist family hopes to raise more than $9 million in the next five years to fund new programs, such as providing video phones and prepaid service to allow soldiers abroad to see their families on a regular basis.
The donated phones are sent to ReCellular, which pays Cell Phones for Soldiers for each phone – enough to provide an hour of talk time to soldiers abroad.
Approximately half of the phones ReCellular processes are reconditioned and resold to wholesale companies in over 40 countries around the world. Phones and components that cannot be refurbished are dismantled and recycled to reclaim materials, including:
Gold, silver and platinum from circuit boards
Copper wiring from phone chargers
Nickel, iron, cadmium and lead from battery packs
Plastic from phone cases and accessories
About Cell Phones for Soldiers:
Cell Phones for Soldiers was created by Brittany & Robbie Bergquist of Norwell MA. After reading a story about a soldier who ran up a huge phone bill calling home from Iraq, these two teenagers decided to help out. They started by opening an account with $21.00 of their own money. They are collecting cash donations and old cell phones. The cell phones are recycled for cash and the proceeds are used to buy prepaid calling cards for our soldiers serving in the Middle East. Cell Phones For Soldiers is a registered 501(c)(3) non-profit organization. Their efforts have motivated people and businesses around the country to donate to this worthy cause. Their goal is to provide every US soldier with a way to call home for free. For more information, please visit
